Job Overview

JOB SPECIFICATIONS:

 

Education:

  • Bachelors Degree in Engineering or a specialization in construction, Real Estate Development or Architecture
  • MBA or MS in Real Estate or Finance is a plus

 

Experience:

  • Minimum twelve (12) years of working experience in real estate development including experience in project management, project costing of new developments from concept to delivery through local approvals, financing, construction and occupancy

 

JOB PURPOSE:

  • Reporting directly to the Chief Executive Officer, the job holder will have bottom line profit and loss responsibility for project conceptualization, planning, permitting, market & financial analysis, financing, interface with design & construction and successful development or redevelopment of projects.

 

Job Duties

  • Identifying viable projects and preparation of business cases to support the board of directors in making decisions
  • Working with the development team on project acquisition, project planning, design & delivery
  • Consulting with staff to develop project concepts & specifications
  • Developing financial pro formas and writing business plans for projects
  • Making recommendations to the board of directors on new actions, goals and targets related to the development of projects
  • Acting as the project manager for projects under development including developing capital budgets, schedules with critical path milestones and tendering all contracts for professional services
  • Developing and managing timeliness for various activities to ensure strategic plans and critical development processes are carried out in a timely manner
  • Monitoring contracts and acting as lead contact for all professional services and the construction team including chairing regular project meetings
  • Monitoring payments and claims processes during construction and reconcile budgets at end of constructions
  • Reviewing all contract changes, coordinating change control process and maintains records of all changes and required approvals
  • Monitoring expenses against budget and maintains all project records
  • Monitoring and updating projects time schedule of all projects to ensure achieving targets during all construction phases
  • Preparing regular reports on progress, budgets and expenditures related to the management of real estate development activities
  • Making recommendations to the board of directors with respect to financing, debt and financial sustainability of projects
  • Monitoring and assisting the design team in addressing deficiencies following substantial performance
  • Facilitate the creation of corporate metrics to assist organization in measuring performance; ensure development of metrics that align with achievement of long term enterprise strategies to meet business expectations.
  • Responsible for overseeing organizational reviews, communicating results to top management, and developing strategies based on organizational reviews
  • Responsible for delivering ISO level strategic plans & acquisition models
  • Ensuring requirements & deliveries of processes & operations are done in accordance to ISO level
  • Providing leadership at the ISO level for strategic topics such as competitor analysis and threats
